How we estimate your home's value

We look up your home in HM Land Registry Price Paid Data, the official record of residential sales in England and Wales. Where we find its last sale, we bring that price up to date with the UK House Price Index for your council area and type of home, and show a range 10% either side of the result.

We also show the median price paid for homes of your type in your postcode district over the last 12 months, where at least five such sales were recorded (ten for all homes). Where your home has not sold since 1995 or lies in Scotland or Northern Ireland, that typical price is the guide.

An estimate cannot allow for extensions, condition, garden, parking or the view. Use it as a starting point when you speak to agents, and see what agents charge in our guide to estate agent fees.

Frequently asked questions

How accurate is an online house valuation?
An online estimate works from recorded sale prices and price indices. It cannot see the condition, size, layout or improvements of your home, so treat it as a guide. A local estate agent will value your home in person, usually free and without obligation.
Where does the estimate come from?
We find the last sale of your home in HM Land Registry Price Paid Data and bring that price up to date with the UK House Price Index for your council area and type of home. We also show the median price of homes sold in your postcode district over the last 12 months.
Why can you not find my home?
Price Paid Data covers sales in England and Wales registered since 1995. Homes that have not sold since then, new homes not yet registered, homes sold through company transfers and homes in Scotland and Northern Ireland are not covered. We then show the typical price for your area instead.
Is the valuation free?
Yes. The estimate is free and we do not store what you enter. Comparing local estate agents on easyProperty is also free.
How do I get an accurate valuation?
Ask two or three local estate agents to value your home in person and compare their figures with their fees and track records. An agent who suggests a much higher price than the others may be trying to win your instruction.
